How to Make a Land Certificate
There are two ways or stages that you can take to make a land certificate. The first way to make land certificates is independently and the second is through PPAT.
How to Make Land Certificates Independently
Making land certificates can easily be done independently. Here are the steps.
1. Visit the nearest BPN office
The first thing you have to do how to make a land certificate is to go to the BPN (National Defense Agency) office according to where the land is located. After that follow the following procedure.
- Go to the land certificate service counter
- Take the registration form and complete all the requested data
- The officer will give you a blue and yellow map
- Ask the officer to make an appointment for a land measurement
- After that, you will receive a Receipt Letter (STT) and a Deposit Order (SPS) to be paid off immediately. And the registration fee is IDR 50.000
2. Taking Location Measurements

3. Issuance of Land Certificates
After the land measurement is complete, you will get the Land Survey Letter data. Save the letter for later combined with other complete documents. Once done, you just need to wait for the decision letter.
4. Payment of Land Rights Acquisition Fee (BPHTB)
While waiting for the land certificate to be made, you are required to make a BPHTB payment, this is also the way to make the last land certificate. The issuance of land certificates is quite time-consuming, lasting between half to one year. For more certainty, you can ask directly to the BPN officer.
How to make a land certificate through PPAT
PPAT or Land Deed Making Officer is a service that offers land deed making following applicable procedures or provisions.

The procedure for making land certificates through PPAT is as follows.
1. Visit the nearest BPN office
2. Submit an application to PPAT
3. The PPAT party will accept the submitted application
4. PPAT changes the name of the previous land owner to a new one by crossing out the name of the old owner
5. Next, the name of the new owner is written on the books and sheets in the land book and certificate
6. After that the head of BPN will sign the section complete with the date
7. Only then will PPAT make a new house certificate document in about 14 days or according to the date given by PPAT
